Two Affordable Rental Units Available: 38 Day Street & 1119-1133 Broadway

Mayor Joseph A. Curtatone and the Office of Strategic Planning and Community Development (OSPCD), in collaboration with Shree Ganesh Realty Trust & Darin Associates announce Affordable rental opportunities for two (2) rental apartments, at 1119-1133 Broadway and 38 Day Street, respectively. The apartments are available through the Inclusionary Housing Program via an application and lottery process for eligible households with a combined gross income at or below 50% of the Area Median Income (“AMI”).

The highest lottery preference for the 1119-1133 Broadway apartment will be granted to current tenants of this property who meet minimum and maximum income eligibility requirements. Households who currently reside or work full time in Somerville (32 hours or more per week) and provide current verification dated within the last thirty (30) days from the date the complete application was submitted may be eligible for the second preference.

1119-1133 Broadway is a three (3) story building located in Teele Square, Somerville with 16 residential units located on the second and third floors. The first floor is commercial space (Indian restaurant & liquor store). There is no on-site parking or storage space to rent. Unit 8 is a 1BR apartment, approximately 588 sq. ft., including one (1) bathroom. Amenities include: hardwood floors, porcelain tiles in the bathroom, granite counter tops, stainless steel appliances including garbage disposal, dishwasher, stove exhaust hood and refrigerator; central HVAC; and Navien hot water heater. A laundry facility is next door.

38 Day Street is a renovated four (4) story, mid-rise building with a total of 27 residential units located in Davis Square, Somerville. There is no on-site parking or additional storage space to rent. Unit Cis a garden-level 1BR apartment that is approximately 480 sq. ft. and includes one (1) bathroom. Amenities include: a stove, microwave, refrigerator and dishwasher and a basement laundry facility.

*The combined annual income from all sources and all income-earning members of the household must not exceed the Tier 1 income limit (50% AMI) for the appropriate household size, as indicated above.

Additional restrictions apply for units available through the City of Somerville’s Inclusionary Housing Program including: 1) a head of household cannot be a full time student and 2) an asset limit of $250,000 excluding restricted retirement, college savings and health plans. Inclusionary units must be the household’s primary principal residence. The unit cannot be subleased; rooms cannot be placed on AirBnB or similar websites. Households who move into these units are subject to annual income re-certifications to ensure their continued eligibility. Interested applicants should prepare to proceed with an income certification after the lottery; the Housing Division recommends households begin now to collect their: 1) 2018 Federal Tax Returns (all pages and schedules), W2s and 1099s, and 2) the most recent three months of all income and all asset (ex. Bank statements) statements. The City reserves the right to request more income/asset information during the income certification.

The Housing Division, Shree Ganesh Realty Trust & Darin Associates will be hosting an information session to review income and asset eligibility requirements, the application, lottery process and restrictions. The first information session will take place 11 a.m. on Wednesday, June 12, in the third floor Community Room of the Visiting Nurses Association (VNA) located at 259 Lowell Street, Somerville. All guests must sign in at the front desk prior to heading up to the community room.

Pre-lottery applications will be distributed at the end of the information session, and can also be printed from theCity of Somerville’s Inclusionary Housing Program website or picked up at the City Hall Annex located at 50 Evergreen Ave., City Hall located at 93 Highland Ave., and all Somerville Public Library branches. Complete applications must be submitted and received by the Housing Division located on the first floor of the Somerville City Hall Annex at 50 Evergreen Ave. by 2 p.m. on Monday, July 8, 2019. Applications must be completed and signed by all adult household members. Please write “N/A” in sections that do not apply. Do not leave any part of your application blank. Incomplete and late application will not be accepted.
